How often should I sealcoat my asphalt driveway?
Most asphalt driveways benefit from sealcoating every 2 to 3 years. Sealcoating protects against water penetration, UV damage, and oil stains while restoring that deep black finish. Staying on a regular schedule extends the life of your pavement and helps you avoid costly repairs down the road.
What is tar & chip paving, and how is it different from asphalt?
Tar & chip (also called chip seal) is a paving method where hot liquid asphalt is applied and then covered with a layer of crushed stone. It offers a durable, textured, natural-looking finish at a lower cost than traditional asphalt, and it requires no sealcoating. It’s a popular choice for homeowners wanting a rustic look with low maintenance.
When is the best time of year to pave or sealcoat in Pennsylvania?
The ideal window for asphalt paving and sealcoating in our region runs from late spring through early fall, when temperatures are consistently warm and dry. Asphalt needs adequate heat to cure properly, so we typically avoid the cold winter months. Scheduling early in the season helps ensure availability before our calendar fills up.
How soon can I drive or park on my new asphalt driveway?
You can typically walk on a new asphalt driveway within a day, but we recommend waiting at least 3 to 5 days before driving on it, and up to a week or more in hot weather, before parking heavy vehicles. Fresh asphalt stays soft as it cures, so avoiding sharp turns, kickstands, and pointed heels early on helps prevent dents and scuffing.
What causes cracks in my asphalt, and can they be repaired?
Cracks are usually caused by our freeze-thaw cycles, water seeping below the surface, tree roots, and normal aging. Left alone, they let water penetrate the base and worsen quickly into potholes. We fill and seal cracks with a hot rubberized material that bonds to the pavement, stopping water intrusion and extending the life of your driveway. Addressing cracks early is one of the cheapest ways to avoid a full replacement.
Should I repair or completely replace my driveway?
It depends on the condition. If your driveway has surface cracks, fading, or minor potholes but a solid base, repairs and sealcoating can buy you many more years. If you’re seeing widespread alligator cracking, deep potholes, drainage issues, or a failing base, replacement is usually the more cost-effective long-term choice. We’ll give you an honest assessment after inspecting it, never an upsell.
Does sealcoating or paving create a mess, and do I need to prepare anything?
We handle cleanup and protect your property throughout the job. Before we arrive, we just ask that you clear vehicles, trash cans, and any items off the driveway, and trim back overhanging branches if possible. For sealcoating, you’ll want to keep cars and foot traffic off the surface for 24 to 48 hours while it fully dries.
