Commercial
Parking Lot Paving
Commercial parking lot paving, repair, and maintenance for property managers across the Lehigh Valley — with owner-led estimates and structural prep focus.
Problems we solve
Commercial lots face heavier loads, more traffic, and higher liability exposure than residential drives — so structural prep and clear staging matter from the first walkthrough.
- Potholes and liability concerns in customer parking
- Faded striping and unclear stall layout
- Drainage pooling in lot low points
- Alligator cracking across large sections

When this service is not the answer
Spot repairs on lots with systemic base failure are temporary. We document when a section repair is appropriate versus when a larger reconstruction saves money long term.
What the work includes
- Site walk with property manager or owner
- Scope for repair, resurfacing, or full reconstruction
- Base and drainage planning for lot traffic loads
- Coordination with line striping when needed
We scope repair, resurfacing, or reconstruction based on what the lot actually needs, with base and drainage planning sized for commercial traffic. Striping and maintenance sequencing can be included in the proposal when it saves you a second mobilization.

How we approach Parking Lot Paving
Commercial lots carry heavier loads and higher liability than residential drives. Larry walks with property managers, documents failure zones, and plans staging so tenants still have access during work.
What you can expect on site
- Site walk with owner or property manager on every quote
- Scope for repair, resurfacing, or reconstruction with traffic loads in mind
- Staging and phasing planned around business hours when possible
- Striping and maintenance sequencing included when it saves a second mobilization
Good fit for
- Retail, office, and multi-tenant lots with structural wear
- Sections with pothole liability or drainage pooling
- Lots due for repaving after base correction
Usually not the right call
- Band-aid patches across a lot with systemic base failure
- Emergency striping on pavement scheduled for removal
Timing in Pennsylvania
Lot paving and major repairs are scheduled spring through fall; patch-and-seal maintenance may fit a narrower calendar.

Field Notes
Straight Talk From Larry Diehl
When a Lot Needs Full Paving vs. Patch and Seal
A lot with isolated failures and a sound base can often be patched and sealcoated on a maintenance schedule. When the base is failing across large areas, band-aid repairs waste money — I would rather tell you that upfront than collect repeat patch calls.
